There is no doubt that Berlin is and always has been something special. However, Berlin has not always been a strong economic centre. Today, the city is defying the current challenges better than the German average. Berlin has a pull effect and is sought after internationally. This is demonstrated not least by the constant growth in population.
As with other conurbations in Germany, one challenge remains central: More and more people are encountering far too little living space. At the same time, new construction activity remains far below the target once set by the federal government.
Inflation, rising construction costs and high interest rates have dashed many a dream of home ownership over the past year. Purchase prices have fallen as a result. Meanwhile, the pressure on the rental property market continues to increase. As a result, rents are continuing to rise sharply and there is an increasing trend towards suburbanisation. In this year's special section, we have taken a closer look at what has become of innovative housing concepts such as serial timber construction in the current market phase and whether they can contribute to the creation of affordable housing.
